workplaces
built for how
business works _

offices, workspaces and mixed-use buildings that stack up commercially, and are still decent places to spend a working day.

commercial _

function first,
character always.

commercial briefs arrive with budgets, deadlines and operational constraints attached, and we take all of that seriously. but the building still has to be somewhere people actually want to be, that part doesn't get traded away when the spreadsheet tightens.

we work with businesses, landlords and developers on fit-outs, change of use and new builds, and we'll run the planning, building regs and contractor procurement so the programme holds.

common questions _

Do you design commercial and workplace projects?

Yes. We design and fit out commercial and workplace spaces, taking projects from concept through planning and technical design, with a director involved throughout.

Does a commercial project need planning permission or just building regulations?

It depends on whether there is a change of use and any external alterations. Some fit-outs need only building regulations approval, while others need full planning permission. We assess which applies early, so there are no surprises.

How much do commercial architect fees cost?

Fees scale with the construction value and scope of the work. Our fee calculator gives an indicative figure, and we confirm a fixed fee after an initial conversation.

Which areas do you cover?

We are based in Leeds and work on commercial projects across West Yorkshire, North Yorkshire and Lincolnshire.
