heritage,
handled with
real care _

listed buildings and conservation areas take patience, with planners, with precedent, and with the building itself. it's work we genuinely enjoy.

conservation _

old buildings
deserve careful hands.

on a listed building, every decision gets looked at twice, by planners, by conservation officers, and by the building itself. our job is to make old fabric and modern life get along: keep what matters, change what doesn't, and be able to explain the difference.

we handle listed building consent alongside the planning application, write the heritage statements, and talk to the conservation officer ourselves, usually before anything is formally submitted. it saves everyone surprises later.

common questions _

Do you work on listed buildings?

Yes. Listed buildings and heritage properties are a core part of what we do, including preparing and managing listed building consent applications.

Do I need listed building consent as well as planning permission?

Usually yes. Most alterations to a listed building need listed building consent, and often planning permission too. We handle both applications and liaise with the local conservation officer on your behalf.

Can you work on a property in a conservation area?

Yes. We are experienced with the tighter controls a conservation area brings and design with them in mind from the first sketch, which smooths the route through planning.

Which areas do you cover?

We work on conservation and heritage projects across Leeds, West Yorkshire, North Yorkshire, including Ripon and Harrogate, and Lincolnshire.
